Tax appeal results should reach residents this week
Lee County residents who informally appealed their 2013 property tax values should know the county’s decision within a matter of days, if they don’t already, according to Tax Administrator Mary Yow.
The county sent notices this week informing residents of the outcome of their property tax value appeal. No decisions on appeals were made during meetings between the property owners and tax appraiser, Yow said. “If people are still not satisfied, or they missed the deadline to informally appeal, you can still go to the (Lee County) Board of Equalization and Review,” she said.
The Board of Equalization and Review meets today to begin training, and the board will begin holding appeal hearings April 18 if there are appeals to be processed, Yow said.
The Lee County Tax Administration Department released property tax values for residential and commercial properties in mid-February, and more than 1,700 informal appeals were filed to the tax department. Of the informal appeals, 289 appeals concerned commercial properties and 1,441 were for residential.
Lee-Moore Capital Company President Kirk Bradley said he filed 10 informal appeals and is still contemplating whether he’ll file an official appeal to the county board.
“I do feel like they were responsive,” Bradley said of the tax department. “I am not sure they got it all the way where they should be, but I give them credit for that.”
It appears commercial values moved drastically, he said, and are not in line with recent sells.
“Market value is market value,” Bradley said. “There are a lot of commercial property owners willing to sell their property for what the county listed the value as, but there is no chance of reaching that. Hopefully, through the appeals, they can get it back in line.”
Property revaluations, required at least every eight years under state statue, are done to align property values based on historical sales. During Lee County’s last revaluation in 2007, more than 1,300 informal appeals were filed.
The top five parcel owners who filed informal appeals are Albert and Sylvia Adcock of Adcock & Associates Real Estate with 96 parcels appealed, Donald Simpson of Simpson & Simpson with 27, Raymond and Sally Cooper with 26, IFT Properties of Lee County with 23 and Porches Development LCC with 22.
Based on the revaluation, the county is projected to stay revenue neutral — meaning the county will not have to raise or lower the property tax based on revenue changes, according to Lee County Manger John Crumpton. The current property tax rate is 75 cents per $100 of valuation.
Yow said the tax department staff worked very hard to review all of the appeals in a timely fashion without creating a backlog.
“They have done a really good job, and it’s gone very well,” she said.
